Are you a seller navigating the complexities of real estate transactions in Iowa? Going it alone can be stressful, leaving you wondering what documents to prepare, whom to contact, and potential legal roadblocks. This is where a transaction coordinator (TC) becomes your secret weapon!
What Does a Transaction Coordinator Do?
A transaction coordinator, like myself at Danilson Law, acts as your guide throughout the closing process. We handle the nitty-gritty tasks, ensuring a smooth and timely transition of your property to the new owner. Here’s what a typical scope of work for a seller closing includes:
- Preparation of Seller Figures: We actively account for all financial aspects, including transfer and property taxes, payoffs, vendor fees, and any other fees for which the seller may be responsible during the preparation of seller figures.
- Coordinating Update of Abstract and Title Review: We work directly with the abstractors to coordinate your update and have it delivered to the attorney reviewing the abstract. Once completed, we review the title opinion and work directly with you to clear any title objections that may exist.
- Preparing Transfer Documents: We draft and prepare all necessary documents for the sale (Deeds, Affidavits, Tax Proration, etc..).
- Client Review and Signing: We schedule a convenient time for you to review and sign the paperwork before closing and deliver documents prior to closing.
