5 Reasons Why You as a Buyer Should Get a Home Inspection

When you begin the home buying process, you likely know very little about the property itself. You may know what the seller has told you, or information provided by his or her real estate agent, but independent, unbiased information may be difficult to obtain. One great source of information is through an independent home inspection.

A home inspection does a visual examination of the home to ensure that it is structurally safe and in general working order. There are several reasons that having a home inspection before you commit to buying a property is a good idea.

1. You can spot serious problems before you buy.

The biggest reason to get a home inspection is to find out whether the home has any serious problems that will compromise the value or safety of the home. In particular, the inspector will view high-cost items, such as the roof, foundation, and various large appliances, like the water heater, furnace, and air conditioning. Being aware of these issues will provide you valuable information prior to closing.

2. The report provides a helpful maintenance and to-do list.

If the inspection report indicates that there are only minor problems with the home, new buyers can use the information as their own to-do list. It may also list out specific maintenance items that should be addressed while the new buyer enjoys the home, which can help you plan for future costs.This information is particularly useful for first-time homebuyers.

3. The inspection lists potential concern items that may require follow up.

Because a home inspection is a visual examination, it has its limitations. However, the inspector can indicate when you may need to call in a professional. For example, the inspector may state that there could be a problem with the plumbing, but only a professional will be able to tell you more specific information and what you may need to do to fix the problem.

Armed with the seller disclosure statement and a residential home inspection, you will be an informed purchaser of real estate and more prepared to address the “surprises” of home ownership.
