Remote online notarization

Close from anywhere.

Remote online notarization (RON) is a safe, secure way to notarize your closing documents, a fully equivalent alternative to paper-based, in-person notarization. Danilson Law was one of the first organizations in Des Moines to offer it, so out-of-state sellers, relocating buyers, and clients with busy schedules can close from anywhere, no office visit required.

How it works

Four steps, from anywhere.

Remote online notarization follows the same careful process as an in-person signing, just conducted securely over video.

01

Book your appointment

Once your closing is scheduled, let us know you'd like to close remotely and we'll set up your online notary appointment for a time that works for you.

02

Verify your identity online

When you join your video session, you'll complete a secure identity verification step, confirming who you are through government-issued ID and knowledge-based checks, with the notary present.

03

Sign and notarize on video

You'll meet your notary over live video, review your closing documents together, and sign electronically while the notary witnesses and notarizes in real time.

04

Documents are filed

Your signed and notarized documents are recorded and filed just as they would be after an in-person closing, so your transaction moves forward without delay.

Who it helps

Built for the closings that don't fit an office visit.

Remote online notarization isn't for every closing, but for many clients, it removes the biggest obstacle to signing on time.

01 {IC_PIN}

Out-of-state sellers

Selling an Iowa property after you've already moved away? Close from wherever you live now, without booking travel back for a signing.

02 {IC_KEY}

Relocating & remote buyers

Moving to Iowa for a new job or starting fresh in a new city? Sign your closing documents securely before you've even arrived.

03 {IC_CLOCK}

Busy schedules & accessibility

Work travel, family obligations, or mobility concerns can make an in-person appointment hard to fit in. RON meets you where you are, on your schedule.

Your choice, either way

In-person or online, you decide.

Remote online notarization doesn't replace the in-person option, it adds to it. Some clients prefer sitting across the table from their attorney, and that's always available. Others need the flexibility of closing from home, an office, or across the country.

Legally, an online notarization carries the same weight as one done in person. It's a full, equivalent alternative, not a shortcut, so you can choose whichever fits your situation with total peace of mind.

Common questions

Questions about closing remotely.

No. You can choose an in-person notary appointment or an online one, whichever fits your schedule and situation. Both options are available for most Iowa real estate closings.
Yes. Iowa authorized remote online notarization by statute, Iowa Code chapter 9B (§ 9B.14A), and remotely notarized documents are recorded across the state every day. Your identity is verified, the session is recorded, and the notarization carries the same legal effect as ink on paper.
During your video session, you'll complete a secure identity verification step using a government-issued ID and a short knowledge-based check, so the notary can confirm you are who you say you are.
That's always an option. Remote online notarization is offered alongside in-person appointments, not instead of them. You're welcome to choose whichever you're most comfortable with.
Remote online notarization is included with our Assured and Guided levels. It is not available at the Essentials level. If you're not sure which level fits your transaction, the discovery call is a good place to sort it out.
Two signers are included. Additional signers can be accommodated for an added fee, quoted up front like everything else we do. Tell us how many people need to sign and we'll build it into your flat fee.
