Iowa title opinion: clear title for buyers and lenders before closing.
Before you buy Iowa property or fund a loan on it, a licensed Iowa attorney examines the abstract and issues a written opinion on who owns the property and what has to be cleared. We write that opinion for cash buyers, installment contract buyers, and lenders, flag the defects, and tell you what it takes to clear them.
A title opinion you can act on.
Not a mystery list of objections. A written attorney opinion, a clear requirements list, and a flat fee quoted up front.
A written opinion you can act on
A formal attorney title opinion naming the record owner, the legal description, and every lien, judgment, easement, and defect that shows in the abstract, with a plain-English note on what each item means for your purchase or loan. Some issues never appear in the abstract, such as unrecorded agreements or someone else using the land.
A requirements list, not a mystery
Every defect is paired with the document, affidavit, release, or court step needed to clear it, plus who is responsible and a realistic timeline.
Flat fee quoted up front
You know the cost before we start. No hourly surprises mid-transaction and no guessing on what your closing statement will look like.
How a title opinion differs.
A title search or abstract update reports what is of record. An attorney title opinion states whether title is marketable and what must be cleared before you close. For the deeper explainer, see our title opinion vs. title search guide.

Buyers who need protection. Lenders who need a reliable opinion.
If you are buying with cash, nobody else is checking title for you. There is no lender ordering an examination and no loan underwriter catching problems, so the opinion is your protection against buying a lien, a gap in the chain, or an unreleased mortgage from 1998.
If you are buying on an installment contract, you may make payments for years before the deed is delivered. An opinion before you sign shows what is of record against the property, so problems get addressed before your money goes in. What the seller has to deliver, including marketable title, is set by your purchase agreement.
If you are a lender, we write title opinions at volume, more than 1,500 a year, and we are an Iowa Title Guaranty field issuer. We don't run lender closings; we write the opinion and partner with a local settlement agent who handles the closing.
We also examine title for buyers in estate, divorce, and family transfer purchases, and for properties that have sat in one family for decades. Those are the files where old defects tend to surface.
