We're a family-run Iowa real estate law firm with 10+ years of Iowa real estate experience. Our focus is one thing: making closings calmer, clearer, and more human for sellers, buyers, agents, and investors statewide, from Des Moines, West Des Moines, Ankeny, Waukee, Urbandale, and Johnston to Cedar Rapids, Iowa City, Davenport, and other Iowa locations.

Why we started

Closings should feel calmer than this.

Real estate closings come with a lot of moving parts: contracts, title work, deadlines, and documents that have to be exactly right. For most people, it's one of the biggest financial moments of their lives. It shouldn't feel rushed or confusing.

We established Danilson Law in 2015 as a family practice to fix that. Our focus is Iowa real estate, and only Iowa real estate. That lets us know this state's process inside and out and give every client the attention they deserve, not the divided attention of a firm juggling a dozen different practice areas.

As home buyers and sellers ourselves, we've been in your shoes. When you work with us, you're not a file number. You're someone we get to walk through an important moment with peace of mind, and we take that seriously.

Every transaction is different. We start with a free 15-minute discovery call to learn about your situation: what you're trying to accomplish, what concerns you have, and what you need from us. That context shapes everything we do next.

We quote a flat fee up front

Once we understand the scope of your transaction, we give you a clear, all-in flat fee before any work begins. No hourly billing, no surprise invoices at the end. You know exactly what to expect before you commit.

We handle the legal work and explain it

We take care of the contracts, title work, and closing documents, and we walk you through each piece in plain English. You're never left wondering what's happening or why. We check in, we answer questions, and we make sure you reach closing day with peace of mind.
